Thermal imaging may be used at the inspector’s discretion to evaluate selected accessible areas. It displays surface temperature differences that may indicate concerns requiring further evaluation. Thermal imaging does not see through walls, detect mold, or guarantee identification of hidden moisture, leaks, insulation deficiencies, or electrical problems. Results depend on access and conditions at the time of inspection.
Selected thermal scans, when performed, are included without an additional fee. This service does not include a comprehensive scan of every room, surface, or component.

Drone Roof Inspection
Drone imagery may supplement the inspection of visible roof areas when safe, lawful, and practical. Availability and coverage depend on weather, airspace restrictions, obstructions, and site conditions. Concealed conditions and some roof areas may not be visible. The inspection report identifies the roof inspection method and relevant limitations.

A visual inspection for evidence of wood-destroying insect activity or damage in readily accessible areas within the agreed scope. Concealed infestations or damage may not be apparent. Confirm any lender-specific reporting requirements before booking.
